PREAMBLE <br /> Since there may be some degree of uncertainty regarding the interpretation of the zoning maps <br /> (i.e., the exact extent of the zones), Section 5.0 also provides direction on how the zoning <br /> maps shall be interpreted. <br /> Section 6.0: General Provisions <br /> Section 6.0 contains the provisions that are applicable to all of the zones, and may be <br /> applicable to particular uses, buildings or structures. All forms of development and all changes <br /> in land use must comply with all of the applicable general provisions. The general provisions <br /> regulate such matters as: general requirements for setbacks, yards, lot frontage, etc.; uses <br /> permitted or prohibited in all zones; specific use regulations; requirements for parking, access, <br /> driveways, and loading; regulations for accessory uses, buildings and structures; permitted <br /> yard encroachments; regulations regarding landscaping and buffering; regulations regarding <br /> development in floodplains and hazard lands; regulations for development within or in close <br /> proximity of woodlots, wetlands, significant valley lands and environmentally significant areas; <br /> and other provisions. <br /> Section 7.0: Permitted Uses <br /> Section 7.0 identifies the uses that are permitted in each of the zones. The permitted uses are <br /> organized in a tabular format for ease of reference and to allow a comparison of the permitted <br /> uses across all of the zones. Each of the permitted uses are subject to the applicable Zone <br /> Regulations provided in Section 8.0 in addition to the General Provisions and the site specific <br /> use qualifications provided in Section 6.0, where applicable. <br /> Section 8.0: Zone Regulations <br /> Section 8.0 identifies the zoning regulations for each of the zones. Each Section provides <br /> regulations for one or more zones, which are grouped by land use category (i.e., residential <br /> zones, hamlet zones, commercial zones, mixed use zones, employment zones, institutional <br /> zones, agriculture zone, environmental protections, parks and open space zones, and urban <br /> reserve zone). The regulations for similar zones are arranged in tabular format to allow a <br /> comparison of the zones. Users should refer to Section 7.0 for a list of the uses that are <br /> permitted in each of the zones. <br /> Section 9.0: Zone Exceptions <br /> Each zone may also include a number of exception zones, which are listed in Section 9.0 and <br /> organized by zone category. Exception zones are usually applied to a single property, but may <br /> be applicable to more than one property. Exception zones may provide specific regulations, <br /> additional permitted uses, or a restricted list of permitted uses that apply to all properties that <br /> are zoned with the exception. Unless specifically stated in the regulations for each exception <br /> zone, the zone regulations that apply to the parent zone, the General Provisions (Section 6.0), <br /> the list of Permitted Uses (Section 7.0) and the applicable zone regulations (Section 8.0) will <br /> Town of Lakeshore Zoning By-law <br /> Council Adopted I January 10, 2012 <br /> Modified I December 2, 2019 II <br />
